Remortgaging My Property

Re-mortgaging a property involves securing a new mortgage to either replace an existing one or to access equity and borrow against your property.

At Taylor Bracewell, our experienced conveyancing solicitors specialise in guiding clients through this process, ensuring it’s handled efficiently and with minimal stress. Whether you’re looking to secure a better deal or release equity, we manage all the necessary legal work, from initial instructions to the final registration at the Land Registry.

What does re-mortgaging a property mean?

Re-mortgaging, or switching mortgage lenders, is the process of replacing your existing mortgage with a new one, usually with a different lender. Essentially, the new lender pays off your current mortgage, and you enter into a new agreement with them. This process can provide the opportunity to secure more favourable terms, such as lower interest rates, reduced monthly payments, or a change in the length of the loan.

Re-mortgaging can be a strategic way to save money, especially if interest rates have dropped since you first took out your mortgage, or if your financial circumstances have improved. It can also be an option for accessing the equity in your property, enabling you to release funds for home improvements, debt consolidation, or other financial needs.

However, it’s important to carefully consider the terms of the new agreement, as there may be fees involved, such as early repayment charges on your existing mortgage or arrangement fees for the new one. With the right advice, re-mortgaging can be a valuable tool for managing your home loan and improving your financial situation.

What are the benefits of re-mortgaging a property?

Re-mortgaging offers a range of advantages, depending on your financial goals and the terms of your current mortgage. Here are some of the key benefits:

  • Reduced Monthly Payments – By securing a lower interest rate through re-mortgaging, you could reduce your monthly mortgage payments, easing your financial burden.
  • Access to Equity – If the value of your property has increased, re-mortgaging allows you to unlock the equity built up in your home. This can be used for various purposes, such as funding home improvements, making large purchases, or repaying existing debts.
  • Improved Financial Flexibility – A new mortgage deal may offer greater flexibility, including options for overpayments, adjusting your loan term, or structuring your repayments in a way that suits your financial situation.
  • Lower Interest Rates If interest rates have fallen since you first took out your mortgage, re-mortgaging can allow you to lock into a lower rate, potentially saving you money over time.
  • Avoiding Standard Variable Rates – As your current mortgage deal ends, re-mortgaging can help you avoid being switch to your lender’s standard variable rate (SVR), which may result in higher interest rates and payments.
  • Greater Mortgage Flexibility – Re-mortgaging offers the ability to adjust the terms of your mortgage, including the loan type, duration, and even the option to make overpayments without penalty, giving you more control over your financial future.

What is the process of re-mortgaging a property with Taylor Bracewell?

At Taylor Bracewell, we make the re-mortgaging process as straightforward and efficient as possible. Here’s an overview of the steps involved:

  1. Providing Instructions

Once you’ve been granted a mortgage by your chosen lender, you’ll need to share our contact details with them and note us as your appointed conveyancing solicitors. Upon receiving your instructions to act for you in your re-mortgage, we’ll send you a starter pack and request all relevant information upfront to ensure the process runs smoothly.

  1. Valuation

Typically, your mortgage lender will arrange a property valuation, which they will organise.

  1. Preparing the Re-Mortgage

We will perform checks similar to those undertaken when purchasing a property, including a review of the title. If there’s an existing mortgage on the property, we’ll request redemption figures from your current lender to determine the amount required to pay off your existing mortgage, ensuring everything is in place for the re-mortgage to proceed.

  1. Completion

Once all the necessary checks are complete, we will request the mortgage funds from your new lender. The funds will be used to repay your current mortgage, and any surplus (if applicable) will be paid directly to you.

  1. Land Registry Registration

After the re-mortgage is finalised, we will handle the registration of your new mortgage at the Land Registry. Once this is completed, we will send you and your lender an updated title register for your property (if necessary), confirming the new mortgage details.

Peter maintained professionalism..."
