Tenancy Changes
From the 1st of May 2026, there has been a change to tenancy agreements.
Assured Shorthold Tenancy Agreements, which provided tenants with a fixed term, are now replaced with periodic tenancies. This means that there is no fixed end date like the previous tenancy agreements. Therefore, once fixed-term tenancies expire after the 1st May 2026, they will automatically become a periodic tenancy.
This means that a landlord can only end a tenancy using one of the legal grounds for a Section 8 Notice.
This also means that tenants now need to give 2 months notice before they vacate the property.
Rent Changes
Landlords are no longer able to increase the rent more than once a year, tenants are able to dispute excessive rent increases with the Tribunal.
Landlords are no longer able to ask for more than 1 month’s rent to be paid in advance.
Pets
Tenants are now able to request to keep a pet at the property, landlords can only refuse if they have a good reason to do so.
